$\sf {(x + y)}^{2} = {x}^{2} + {y}^{2} + 2xy$

$\sf {10}^{2} = 52 + 2xy$

$\sf 100 = 52 + 2xy$

$\sf 100 - 52= 2xy$

$\sf 2xy = 48$

$\sf xy = \frac{48}{2}$
