Answer:

i) Permanent magnetic materials should have high retentivity so that the magnet is strong and high coercivity so as to withstand against stray magnetic fields,temperature fluctuations or minor mechanical damage. Steel is one favoured choice.

ii) Ferromagnetic materials have high magnetic permeability compared to air. Ferromagnetic core increases self inductance of the loop proportional to their relative permeability. Due to this reason, core of an electromagnet is made of ferromagnetic material.
