12(a + b)2 - (a + b) - 35 \\  \\  = (12a + 12b)2 - a - b - 35 \\  \\  =  24a + 24b - a - b - 35 \\  \\  = 23a + 23b - 35 \\  \\  = 23(a + b) - 35

= (a+b)[12(a+b)-1] - 35

= (a+b)(12a+12b-1) - 35

= 12a²+12ab-a+12ab+12b²-b-35

= 12a²+24ab+12b²-a-b-35 Ans.
