He should sell the plot for Rs. 3,96,000

According to the question :

❄CP of the plot = Rs. 3,60,000

❄CP of 1 / 3 of plot = 1 / 3 × 3,60,000

☃️ => Rs. 1,20,000

SP by loss % :

● Loss % = 20 %

⋆ SP = 100 - loss % / 100 × CP

=> 100 - 20 / 100 × 1,20,000

☃️ => Rs. 96000

SP by Gain % :

● Gain % = 25 %

⋆ SP = 100 + Gain % / 100 × CP

=> 100 + 25 / 100 × 1,20,000

☃️ => Rs. 1,50,000

SP on the whole :

● Gain % on the whole = 10 %

⋆ SP = 100 + Gain % / 100 × CP
