xy = 8

:(y-2)y = 8

: y^{2}-y-8= 0

:y^{2} -4y +2y -8 =0

:y(y-4)+2(y-4)=0

:(y-4)(y+2)=0

: y= 4, -2

since y cannot be negative, y=4

from (1), xy =8

            :x X 4 = 8

            : x= 8/4=2

⇒the two digit number = (10x + y)= 10 X 2 + 4 =24
