How was the eq.1 simplified to eq.2? Please explain in detail, I'm stuck in this simplification.

2(xy + 2x + 2y + 4) = 2xy + 4x + 4y + 8
again , by simplifying
2x(y+2) + 4(y+2)
so , taking (y+2) as common
(y+2)(2x+4)
