31. If the length is increased by 2m and breadth is decreased by 3m of a rectangular field, area is
decreased by 45 m2. But if length is decreased by 2m and breadth is increased by 2m, area
increased by 10 m. Find length and breadth of the ground.​

(x+2)(y-3)=xy-45

Xy-3x+2y-6=xy-45

3x-2y=39..... (i)

(x-2)(y+2)=xy+10

Xy+2x-2y-4=xy+10

2x-2y=14..... (ii)

On solving eq (i) and (ii), we get

X=25 and y=18
