area of room = length×breadth

48= (6+2x)(4+2x)

X+6=0 x-1=0

X=-6 X= 1

X never be negative so X= 1m

length of room = 6+2x= 6+2(1)=8m

breadth of room = 4+2x= 4+2(1)= 6m
