x²+4y²+4y-4xy-2x-8

→ [x²+4y²-4xy] + 4y-2x-8

→ [x²+(2y)²-2(x)(2y)] + 4y-2x-8

→ (x-2y)² - 2(x-2y) - 8

Let (x-2y) = a

→ a² - 2a - 8

→ a²+2a-4a-8

→ a(a+2)-4(a+2)

→ (a+2)(a-4)

a = (x-2y)

→ (x-2y+2)(x-2y-4)

x²+4y²+4y-4xy-2x-8 = (x-2y+2)(x-2y-4)
