h = 40m
initial velocity = 0m/s

From 3rd Eqn
v {}^{2}  - u {}^{2}  = 2gh \\ v {}^{2}  = u { }^{2}  + 2gh \\ v {}^{2}  = 0 { }^{2}  + 2 \times 9.8 \times 40 \\ v {}^{2}  = 2 \times 9.8 \times 40 \\ v { }^{2}  = 19.6 \times 40 \\ v {}^{2}  = 784 \\ v =  \sqrt[]{784} \\ v = 28

Hence, final velocity = 28m/s.
