Land :

* Usable by itself and remains with in your hand after use

* Accept depreciation

* Risk belong to the owner

* The Land is that factor of production which is available to us as a free gift of nature. It did not include not only the soil but also other free gifts of nature ( Like the forest, water, natural resources etc. )

Capital :

* Does not have its own use only a medium of exchange

* Does not have depreciate

* Does not  belong to the owner
