The theory states that transpiration pull or tension, cohesion property of water, and hydration of the cell walls (i.e., adhesion) are collectively responsible for the ascent of sap. Water movement through the xylem is a bulk flow caused by ΔΨp (pressure difference) between one end of the system and the other.

The three physical properties necessary for ascent of SAP and transpiration pull​ are mentioned below :

- This process of transpiration takes place due to cohesion mutual attraction within the water molecules.

- At the surface of tracheary elements , i.e , polar surface attraction of water molecules takes place.

- Suction force is developed within the cells of the leaves due to transpiration which further results in ascent of sap.

- This phenomenon is also known as transpiration pull.
