Factor 9(x+y)^2 - (x-y)^2

9(x+y)^2 - (x-y)^2

=9 (x^2 +y^2 +2xy) - (x^2 +y^2 - 2xy)

= 9x^2 + 9y^2 +18xy - x^2 - y^2 + 2xy

= 8x^2 -8y^2 +20xy

= 4(x^2 -y^2 +5xy)
