1-3(x+y)-4(x+y)^2

=1+(x+y)-4(x+y)-4(x+y)^2
=1[1+(x+y)] -4(x+y)[1+(x+y)]

=[1+(x+y)]{1-4(x+y)}
=(1+x+y)(1-4x-4y)
