Given that......

12xy–4x²+1–9y²

=> 1–4x²+12xy–9y²

=> 1–(4x²–12xy+9y²)

=> 1–[(2x)²–2(2x)(3y)+(3y)²]

As we know that.....(a–b)² = a²–2ab+b²

=> 1–(2x–3y)²

=> (1)² – (2x–3y)²

=> (1+2x–3y)[1–(2x–3y)]

=> (1+2x–3y)(1–2x+3y)

As we know that.....a²–b² = (a+b)(a–b)
