3 - 5a + 5b - 12(a-b)²

3 - 5(a-b) - 12(a-b)²

let a-b be x

therefore

3 - 5x - 12x²

3 - 9x + 4x - 12x²

3(1 - 3x) + 4x(1 - 3x)

(3 + 4x)(1 - 3x)

substituting a - b we get

{3 + 4(a-b)}{1 - 3(a-b)}

( 3 + 4a - 4b ) ( 1 - 3a + 3b)

hope it helps
