By using middle Splitting term,

By using middle Splitting term, We have,

 3x^2 - 6xy -6xy +12y^2

Taking common,

3x (x - 2y ) -6y (x - 2y )

\implies  (3x -6y) (x-2y) = 0

\implies  3x-6y = 0\\ x -2y = 0

\implies  3x = 6y \\x = 2y

\implies  x = 2y \\ x = 2y
