=(2a)^2+(3b)^2+12ab-8a-12b
=(2a+3b)^2-12ab+12ab-8a-12b
=(2a+3b)^2-4(2a+3b)
=(2a+3b)(2a+3b)-4(2a+3b)
=(2a+3b)[(2a+3b)-4)
=(2a+3b)(2a+3b-4)
