= > 4x + 4y - 6(x^2 + y^2 + 2xy)
= > 4x + 4y - 6x^2 - 6y^2 - 12xy
= > -2(3x^2 + 3y^2 - 2x - 2y + 6xy)
= > -2(3x^2 + 3y^2 - 2x - 2y + 3xy + 3xy)
= > -2(3x^2 + 3xy - 2x + 3xy + 3y^2 - 2y)
= > -2(x(3x + 3y - 2) + y(3x + 3y - 2))
= > -2(x + y)(3x + 3y - 2).
