x² - 4x -12         Here 12 *1 = 12  

So factors of 12 = 2*3*2

So +2 -6 = -4 and  6 *2 = 12

x² +2x -6x -12 = 0

taking x common is first 2 and taking -6 common in last two

x( x+2 ) -6( x+2 )

(x-6) (x+2)

So we get , x= 6 or x= (-2)
