4(x + y)^{2}   -  9 {(x - y)}^{2}  \\  \implies \:  {(2(x + y))}^{2}  -  {(3(x - y))}^{2}  \\  \implies \: (2(x + y) + 3(x - y))(2(x + y) - 3(x - y)) \\  \implies \: (5x - y)(y - x)
