x^2+2xy+y^2-4
(x+y)^2 - 4. [a^2+2ab+b^2=(a+b)^2]
(x+y)^2 - 2^2. [a^2-b^2=(a+b)(a-b)]
(x+y-2)(x+y+2)

hope this helps:p
