Solution:

x^2 - 1 - 2y - 2y^2

= x^2 -y^2 -2y - 1

= x^2 - ( y^2 + 2y + 1)

=x^2 - ( y + 1) ^2

= ( x +(y+1)) × ( x - ( y +1)

= ( x +y + 1) × (x -y -1)
