= (x^2 -2xy + y^2) - 12x +12 y + 36
= ( x^2 -xy-xy + y^2) - 12x +12 y + 36
= ( x^2 -xy-xy + y^2) - 12(x - y) + 36
= {x (x-y) -y (x-y)} -12 (x-y) + 36
= (x-y)^2 -12 (x-y) + 36

Let ( x-y) be a

then, the equation becomes

a^2 -12a + 36

= a^2 - 6a - 6a + 36
= a (a-6) - 6 (a-6)
= (a-6)(a-6)

now, substitute (x-y) for a

= (x-y -6)(x-y-6)
