x² - y² - 2y -1
= x² - ( y² + 2y +1)
= x² - ( y² + y + y +1 )
= x² - [y ( y + 1 ) + 1 ( y + 1)]
= x² - [ (y+1) (y+1) ]
= x² - ( y + 1 )²
= ( a² - b² ) = ( a + b ) ( a - b )
= ( x + y + 1 ) ( x - y - 1 )
