=> AB =  \sqrt{ AC^{2} - BC^{2} }  

=> AB = \sqrt{ 12^{2} - 7^{2} }

=> AB = \sqrt{ 144 - 49 }  

=> AB = \sqrt{95}  

=> AB = 9.74

area = 1/2 x base x height

=> 1/2 x 7 x 9.74

= 34.09
