Solution

xy =  \sqrt{12 {}^{2}  + 12 {}^{2} } =  \sqrt{288}   = 12 \sqrt{2}

xb = yb =  \sqrt{24 {}^{2}  + 12 {}^{2} }  = 12 \sqrt{5}

now ......

area of the ....∆XYB (isosceles triangle)..is

 =  \frac{1}{4}  \times 12 \sqrt{2}  \times  \sqrt{4 \times (12 \sqrt{5}) {}^{2}  - (12 \sqrt{2}  ) {}^{2} }  \\  = 3 \sqrt{2}  \times  \sqrt{144 \times 18}  \\  = 216 \:  \: cm {}^{2}
