step 2 let a=x−y :

so

x2−y2+x−y=(x+y)(x−y)+(x−y)

replacing x-y to a becomes

x2−y2+x−y=(x+y)a+a

=a((x+y)+1))

taking back from a the x-y:

a((x+y)+1))=(x−y)(x+y+1)
