Ausable made up a very convincing story to make Max believe that there is a balcony attached to his room. He told Max that it was second time in the month that somebody had broken into his room through the balcony and when he was questioned by Max about balcony, he told him that it was not his balcony and that it belonged to the next apartment. He informed Max that his room earlier used to be a part of larger unit which had the balcony which extended under his window now. He mentioned management promising to block it off but not having done that yet. All this made sense to Max and Ausable's way of describing actually made him believe that the balcony existed and he walked straight into the trap.
