Ryotwari settlement was made with the riots or cultivators. The land revenue was fixed for 30 years and the cultivators got their right of ownership of land. This settlement was applied in Madras and Bombay presidencies .

Mahalwari settlement was made with the villagers or mahal(estate) or head of the family. In mahalwari areas the land revenue was periodically revised. This settlement was applied in Gujrat and southern parts of India.

Lord Cornwallis introduced a system in 1773. Under this system the zamindars got their right of ownership of land. Land was given to the zamindars on a permanent basis. If a zamindars failed to pay his dues land was confiscated. Under this system the peasants suffered the zamindars benefitted and became loyal to the British.
