like here we multiply (1) * (12) = 12  and its factor a=6 and b=2 and a-b=4 which is our middle term co-efficient.

x^{2} + 6x - 2x - 12x

taking x common from x^{2} and 6x , and -2 common from 2x and 12x we get,

x(x + 6) -2(x + 6)

it becomes

(X+6)(X-2)

now divide it by (X-2) we get,

(X+6)
