So 144 is obtained by:

sum if all digits = 9+9+8

=26

multiply by 6= 26×6=156

subtract 12 from product = 156-12=144

11,11and 12=192

so 192 is obtained by

sum of all digits =11+11+12

=34

multiply by 6=34×6=204

subtract 12 from product = 204-12

=192

similarly for 10,10and 11

sum =10+10+11

=31

multiply by 6=31×6

=186

subtract 12 from it. 186-12

=174

hence 174 is required answer.
