-4xy = -24

xy = 6

x= 6/y

y+ 6/y = 5

y2 -5y +6= 0

y2 -2y -3y +6 = 0

(y-3)(y-2)=0

y= 3,2

x= 6/3, 6/2

= 2, 3

other factors are ( x-2)( x-3)
