on rationalization of x and y we get
x = (5-√3)^2/(5+√3)(5-√3) and
y = (5+√3)^2/(5-√3)(5+√3)
so x+y = 28/22 and
x-y = -20√3/22
x^2-y^2 = (x+y)(x-y)
= 28*(-20√3)/22*22
= -140√3/121
