N' = N (1 + r/100)^2

48400 = 40000 (1 + r/100)^2

Shifting 40000 to other side

121 / 100 = (1 + r/100)^2

Taking square root both sides

11/10 = 1+r/100

r/100 = 1/10

So r = 10%
