in the 5th step 3 is taken as common and is being equated to 0. Then the factor is being equated to zero. So after grouping terms can we equate the factor to zero and find the unknown in all kind of question in this manner?!

they take zero after solving both side of equation... by exchanging the values..

Yes you can, you have to see in which way you can help yourself in deriving the solution then and you are very free to do that....... Mathematics gives you that freedom
