Three features of permanent settlement are:

1. The land was owned by the landlords and zamindars.

2. The amount of tax to be paid to the zamindars was fixed.

3. They were given hereditary rights of succession of  lands under them.

It lead to the exploitation of farmers because:

1. The amount of tax on the lands were very high.

2. If the farmer failed to pay the tax on time then they were beaten and were forced to pay taxes.
