 {x}^{2} -  {y }^{2} - 2y - 1 \\  =  {x}^{2} - ( {y}^{2}  + 2y + 1) \\  =  {(x)}^{2} - ( {(y)}^{2}  + 2 \times y \times 1 +  {1}^{2} ) \\  =  {(x)}^{2}  -  {(y + 1) }^{2}     \\  = (x + y + 1)(x - y - 1)
