let \: (x - 2) \: be \: a \:  

and \: (y + 1) \: be \: b

therefore \\ the \: equation \:  will \: be \:  >  

=  > 12 {a}^{2}  + 25ab + 12 {b}^{2}  

=  > 12 {a}^{2}  + 16ab + 9ab \: + 12 {b}^{2}  

=  > 4a(3a + 4b) + 3b(3a + 4b)

=  > (4a + 3b) \: (3a + 4b)

further , you need to substitute the value of a and b in this equation above.  


the final answer is:-

=  > (4x + 3y  - 5) \: (3x + 4y - 2)ation:

= ( 3a - 4b ) ( 4a - 3b )
