using

a^2 - b^2 = (a+b)(a-b)

here a = X+2 and b = x - 2

(x+y)2 - (x-y)2 = [(x+y)+(x-y)][(X+y)-(x-y)]

=(2x)(2y)

(x+y)2 - (x-y)2= 4xy
