(4 +  \sqrt{4 } )( \sqrt{4}  - 4) \\  = 4 \sqrt{4}  - 16 + 4 - 4 \sqrt{4}  \\  =    - 12 \\  \\ or \\  \\ (4 +  \sqrt{4 } )( \sqrt{4}  - 4) \\  =( 4 + 2)(2 - 4) \\  = 6 \times  - 2 \\  =  - 12
