due to the latent heat of condensation

steam is gaseous so when it condenses each molecule of it releases some heat to turn into water, but water at the same temp. will release no such heat

Steam at 100 degree centigrade is better for heating than water at same temperature because steam at 100 degree centigrade contains latent heat of vaporisation while water does not.

So, steam provides more heat.
