When you subtract - x2y2 from z2, then you have to change the signs (positive /negative) of - x2y2, then your answer will come z2+x2y2

=(z+ xy) (z -xy)
=(z)(z)+(z)(xy)+(xy)(z)+(xy)(xy)
=z^{2} - xyz + xyz -  x^{2}y^{2}
=  -x^{2}y^{2} + z^{2}
