A good story in my opinion for a twelve year old would me 'Tom's Midnight Garden' by Philippa Pearce.

Well, its been about 2 years since I read the book but its about a kid named Tom who is staying with his uncle and aunt. When he enters the building his uncle and aunt live in, the first thing he notices is a grandfather clock. During his stay with his uncle and aunt, at night after midnight when its supposed to 1:00 am instead the grandfather clock chimes 13 times instead of 12. he thinks its broken so he goes downstairs to investigate it.
after going down he notices a door he never did before. when he goes through that door he fins a garden.
the next day he tried going through the door again but it wouldn't open and then realizes that the garden only appears when the grandfather clock chimes 13
i don't remember much but i hope you find it helpful.
