12² =1/2*b*h

=12*2=b*h

24=b*h

b=11

h=11+2

h=13

given,

base = height + 2..

let height= x

=>base= x+ 2....

area of triangle= 1/2( x+2) (x)

12= 0.5(x²+2x)

12/0.5= x²+2x

24= x²+2x

x²+2x-24=0

x²+6x-4x-24=0

x(x+6)-4(x+6)=0

x-4=0

x=4

x+6=0 but height cannot be negative..

thus

x=4

base= 6
