If a and b are equal sides and c is base

a=12cm, b=12cm, c=10cm

s=(12+12+10)/2=17

(s-a)=17-12=5

(s-b)=17-12=5

(s-c)=17-10=7

By Herons Formula

√s(s-a)(s-b)(s-c)

=√17×5×5×7

=5√119

=5×10.908

=54.54cm²  (approx.)
