An earthquake can damage buildings through a variety of effects.

During an earthquake, the ground can experience high accelerations and high velocities. In other words, depending on where your building is, the ground could shift back and forth violently. Some of this energy transmits into the building, damaging connections between the walls and the roof and between the beams of the building. It can also bend the outer walls and the windows to the breaking point. In some cases, it can even be high enough to literally shift a building off its foundation.

So, an earthquake can literally shake your house to pieces. Depending on the construction, your building can either survive with only minimal damage, or it just falls apart.

In addition to this, an earthquake can shatter pipelines and water pipes (most are not designed to handle high lateral and vertical forces), and so this can kickstart fires, which cause more damage.

If these quakes are underwater, they can displace large quantities of water, generating tsunamis. They can be large enough to push miles inland, and the weight of the water (and the debris) can either smash a building or push it off its foundation.

If it takes place in the hills, it can degrade the integrity of the hillsides, causing landslides, which can also shatter buildings.

So, earthquakes can cause damage either by shaking structures apart or by causing secondary effects.
