let the breadth of the rectangle be x units
length =x+4 units
perimeter of rectangle =2(l+b)
40=2(x+x+4)
40=2(2x+4)
40=4x +8
x=40-8/4
x=32/4
x=8 units
length=8+4=12 units
area of rectangle =l*b
=12*8
=96 sq units
