When water is pulled out through a leaf at the top of a plant via transpiration, the rest of the water molecules in the xylem are under tension and are pulled up the plant stem (or tree trunk), like water moving up a straw. The fancy name for this is the cohesion-tension theory.

The water in plants can exist at such low water potentials due to the cohesive forces of water molecules. The chemical structure of water molecules is such that they cohere very strongly. By the cohesion-tension theory, when sunlight strikes a leaf, the resultant evaporation first causes a drop in leaf water potential.

Over all it is due to the phenomenon named by a theory -cohesiontension theory
