 =  \frac{12 - 4 \sqrt{8} }{ {3}^{2}  -  {( \sqrt{8)} }^{2} }

 =  \frac{12 - 4 \sqrt{8} }{9 - 8}

 = 12 - 4 \sqrt{8}

 = 12 - 8 \sqrt{2}
